Located in Phoenix, Arizona

This 8-acre IOS property was acquired out of bankruptcy in 2015. The site was formerly occupied by a wholesale lumber company and included an active UPRR rail spur. It was remodeled and subdivided to support multiple industrial uses.

The eastern portion features a 9,000 SF warehouse on 6 acres, with upgraded offices, enhanced power, and a large asphalt yard. This building is leased long-term to Sunstate Equipment Company, a national, privately owned equipment rental operator.

The western 2 acres were developed as a laydown IOS yard with full utilities, including a 400-amp power panel. This portion is leased long term to Baker Construction, the nation’s largest concrete contractor. Additionally, Clear Channel Outdoor generates monthly billboard rental income on the site.
